Blackpool all the way! Definitely avoid FY1!!! Even I have properties there, it is easy to get burn if you don’t know Blackpool. Stanley park area is very popular and nice. It is nice addition to my investments in Essex.
PS: I used to live in Portsmouth and I would also never think of it as investment area, maybe it is time to revisit 🤔
Not every part of FY1 is the same, I live in FY1 and have a hotel in the area, there are rough areas at the other side of town to where I live and work. FY1 covers North Shore, South Shore and the Town Centre. That is an area of 1.96 square miles which is 1,256.02 acres with a population of 33,634. Currently, the FY1 district has 976 postcode units not to forget that there are 6 postcode sectors within the FY1 district.
So not every part of FY1 should be avoided maybe more research before slating the whole area.

Great video Samuel. Some real surprises in there. I’ve investing in Doncaster at the moment. It has 3 Amazon warehouses, it has an iPort which is an industrial freight terminal. So many companies base their northern offices and warehouses there as it’s in the centre of the UK and the A1M, M18, and M180 join around there. I bought my first house there in September last year and I’ve already taken all of my money out. I can’t recommend it enough.
Hi Jack, I have recently started looking into Doncaster aswell. Could you give me an insight of the city in terms of neighbourhood, city centre, commuting etc
@b5ktas yes sure, I’d avoid areas such as Hexthorpe and Edlington. There are parts of them that are ok but most areas in both are a bit rundown.
Balby and Hyde Park are really popular areas. New Rossington is good as it’s near the Amazon warehouses and the iPort.
Bentley is a good area, but parts of it are susceptible to flooding but I bought somewhere there and as long as you can get the place insured (which I did ) you’ll be fine.
I now tend to go for 2-3 bed terrace houses up to £85k and they rent out for £550 – £600. An 8-9% yield isn’t bad. I hope this helps.
@XORknight i’m really sorry for not replying to you sooner I’ve only just seen it. I think Edlington and Hexthorpe would be the areas that may be attracted to crime, however if you stick to areas like Balby and Bentley you should be OK. At least that’s what I’ve done and I’ve had no issues at all.
I must admit I’ve now googled crime in Doncaster and I found exactly what you did, but it’s not been a problem for my tenants.

Nice content! The best way to find that balance between saving and living is by investing, this way you get to have your savings intact and then live comfortably of the revenue coming in from your investments.

I’m currently living with my parents and I disturb them all day by telling what I read everyday . I think unknowingly it is a great way to remember what you read. And now I’m currently about 80% through “Playbook to Millions by Grant Cardone. I have read a lot of entrepreneurial books and self improvement books, and this book is my absolute favorite. This book is extraordinary and really gets you to work extremely hard toward your goals in life and succeed at multiple different areas like personal finance, real estate, business and career. This is an absolute must buy if you need a push to get you going in business or you want more out of life.
If you don’t find a means of multiplying money, you will wake up one day to realise that the money you thought you had, has finished. Investment is key.
